How Long Does Stucco Last?

Complete guide for Brooklyn homeowners — By MNM Construction Stucco

One of the most common questions Brooklyn homeowners ask us: how long will my stucco last? The answer depends on the type of stucco, how it was installed, and how well it's maintained. Here's a complete breakdown.

50+
Years — Traditional 3-coat stucco
25–50
Years — EIFS / Synthetic stucco
20–30
Years — One-coat systems

Traditional 3-Coat Stucco

Classic Portland cement stucco — the kind found on thousands of Brooklyn brownstones and row houses — is one of the most durable exterior finishes ever developed. Properly installed 3-coat stucco can last 50–80 years or more, with periodic maintenance.

The key word is "properly installed." Stucco that was applied without proper moisture barriers, improper curing, or skipped coats will fail much sooner — sometimes within 10–15 years.

EIFS (Synthetic Stucco)

Modern EIFS systems from manufacturers like Parex, STO, and Dryvit typically carry 25–50 year lifespans when installed correctly. EIFS is more flexible than traditional stucco, making it more crack-resistant in freeze-thaw climates like Brooklyn's.

Brooklyn Climate Note: Our freeze-thaw cycles (30+ per year) are harder on stucco than in warmer climates. Even excellent stucco benefits from inspection every 3–5 years in Brooklyn's weather.
