The Basics

What Is Stucco?

Stucco is a cementitious plaster applied to the exterior of buildings as a protective and decorative coating. It's one of the oldest building materials in the world — and one of the best when installed correctly.

Modern stucco is made from Portland cement, sand, lime and water. Applied in the right number of coats over a properly prepared substrate, it creates a hard, durable shell that can last 50+ years.

In NYC, the freeze-thaw cycles, rain and humidity of the Northeast demand a system that's installed right from day one. We've seen what happens when it's not — and we know how to do it right.

Traditional / Portland Cement
Scratch coat, brown coat, finish coat. The NYC standard for decades. Extremely durable when done right.
EIFS / Synthetic Stucco
Foam board + fiberglass mesh + acrylic finish. Better thermal performance, more flexible, moisture resistant.
One-Coat Stucco
Single application over metal lath. Faster — great for repair and renovation projects.
Three-Coat Stucco
The gold standard. Maximum durability, best crack resistance, ideal for full exteriors and new builds.

Stucco Systems We Use

Three-Coat Traditional
Scratch → Brown → Finish. Total ~3/4 inch. The most durable system. Applied over metal lath on wood or steel frame. Best for full exteriors and new construction.
One-Coat Stucco
Single application over metal lath. Used with pre-blended products like Parex Armourwall for consistent results. Great for repairs and renovations.

EIFS (Synthetic)
Insulation board + mesh + basecoat + finish. Maximum energy efficiency. Flexible acrylic finish resists cracking. Parex, STO, and Dryvit systems.

Stucco Over CMU/Concrete
Direct application over concrete block or poured concrete. Requires bonding agent. Common on commercial buildings and older NYC construction.

Continuous Insulation (CI)
Rigid foam attached to framing before stucco. Eliminates thermal bridging. Parex Armourwall 100 CI is our go-to for energy-efficient new builds.
🎨
Acrylic / Polymer Stucco
Flexible polymer-modified finish coats. More crack-resistant than traditional cement. Huge range of colors and textures. Used as the final coat over any base.

Smooth / Level Coat
Flat surface with no visible texture. Popular on modern buildings. Requires expert application — any trowel mark shows. Striking on new construction.
Most Popular
Cat Face (Skip Trowel)
Smooth with irregular rough spots — gives a handcrafted, slightly rustic look. Applied by skipping the trowel in areas to leave texture pockets across the wall.
Classic NYC
Venetian Plaster
Multi-layer polished plaster with depth and sheen. Looks like marble. Typically for interior walls and decorative accents. Applied in thin layers and burnished.

Textured Finishes

Textured & Patterned

Textured finishes hide imperfections, resist damage, and give character to any building.

Sand / Float Finish
Fine to coarse sand texture — the most common finish in NYC. Available in fine, medium, or coarse grades. Excellent for hiding repairs and blending patches.
Most Common
Dash / Roughcast
Aggregate thrown onto a wet base and left as-is. Creates a rough, stone-like texture. Extremely durable. Traditional on NYC rowhouses. Hides imperfections well.
High Durability
Worm / Swirl
Applied then worked with a sponge float in circular or linear patterns. Popular on synthetic stucco systems. Contemporary look that photographs well.
Modern Look
Lace / Santa Barbara
Medium texture with irregular pattern — applied with a hopper gun and lightly troweled. Santa Barbara variation has a heavier, more dramatic pattern.
Southwestern
Travertine / Spanish Lace
Heavy texture rolled on then knocked down with a trowel — creates peaks and valleys. Mimics travertine stone. Very popular in the outer boroughs.
Decorative
Pebble Dash / Tyrolean
Small pebbles embedded in a wet base coat. Rough, stone-aggregate look. Extremely durable and waterproof. Common on older buildings, popular in European-influenced architecture.
Classic European
Color

Color Options

Stucco color can be integral (mixed into the material) or applied as a separate coating on top. Integral color is more durable — the color goes all the way through, so a small chip won't show a different color underneath.

Parex and STO offer hundreds of standard colors plus custom matching. We can match virtually any existing color for repairs. Keep in mind: wet stucco always looks darker than dry. We use sample patches first.

Integral Color
Mixed directly into the finish coat. Most durable. Parex and STO offer 100+ standard colors and custom matching.
Elastomeric Coating
Flexible coating applied over cured stucco. Bridges small cracks and adds waterproofing. Good for restoration.
Fog Coat
Thin cement-based color coat over traditional stucco. Great for uniform color and refreshing weathered surfaces.
Parex Variance Specialty
Aged limestone, travertine, and other premium decorative finishes for high-end architectural applications.

What Are Moldings

More Than Decoration

Architectural moldings are the decorative trim elements applied over stucco — cornices, window surrounds, quoins, keystones, columns. Made from EPS foam coated with a hard cement base and finish coat, they look like carved stone but weigh a fraction of the real thing.

On NYC brownstone renovations, they can restore historical details that have been lost over decades. On new construction, they add the craftsmanship that makes a building stand out from every other flat-faced new build on the block.

Decorative band at the top of the building. Simple ledge profiles to elaborate classical cornices with dentils, modillions, and multiple profiles. One of the biggest visual upgrades for any facade.

Window & Door Surrounds
Frames around windows and doors — flat casing, raised panels, arched headers, pediments. Clean surrounds immediately elevate any facade. We fabricate to fit any size.

Quoins
Corner stones at the building edges. Classic element that defines corners and adds visual weight. Available in smooth or textured stone-look finishes.

Keystones & Arches
Decorative keystones over windows and doors, or full arched surrounds. Gives a building a classical, European feel. Very common on Brooklyn brownstone renovations.

Full columns or flat pilasters on building facades. Frame entryways, add vertical rhythm, create a grand architectural presence. All classical orders available.

Horizontal bands across the facade — at floor lines, above windows, or mid-height. Break up large flat surfaces and add rhythm. Simple but highly effective.
Medallions & Rosettes
Circular decorative elements above entrances or as standalone accents on flat stucco surfaces. Custom shapes available.

How They're Made

Foam Molding Construction

1. EPS Core
Expanded polystyrene foam cut or shaped to the desired profile. A full cornice that would weigh hundreds of pounds in stone weighs just a few pounds in foam.
2. Base Coat & Mesh
Polymer-cement base coat applied over foam with embedded fiberglass mesh. This creates the hard, impact-resistant shell that gives the molding its structural integrity.
3. Finish Coat
The same finish coat as the surrounding stucco. Ensures the molding matches the wall perfectly in color and texture — looks like solid plaster or stone.
