Stucco & Plastering
Services Across Queens

Queens is New York City's most geographically diverse borough, and its building stock reflects that diversity. From the attached brick homes of Howard Beach and Ozone Park, to the semi-detached houses of Bayside and Fresh Meadows, to the dense apartment blocks of Flushing and Jackson Heights, to the older detached homes of Forest Hills and Jamaica, Queens offers nearly every type of residential and commercial building. MNM Construction Stucco has been serving Queens property owners since 2009, bringing the same expertise we've developed in Brooklyn to every Queens project.

Stucco remains one of the most popular exterior cladding systems in Queens, valued for its durability, versatility, and ability to create a clean, finished appearance. Many Queens homes built in the mid-20th century feature traditional three-coat stucco that, after decades of service, is developing cracks, absorbing moisture, or simply looking dated. MNM Construction Stucco specializes in restoring these systems: matching the original texture and color so repairs are invisible, applying waterproof coatings to prevent future water infiltration, and where appropriate, installing a new EIFS system over the existing substrate for improved energy performance.

For Queens homeowners considering new construction or major renovations, we offer the full range of stucco systems. EIFS is increasingly popular in Queens for its combination of insulation value and design flexibility. It allows Queens homeowners to achieve a contemporary smooth finish or a traditional textured look while significantly reducing heating and cooling costs. We are Parex and STO certified installers, so the manufacturer stands behind the EIFS as well as we do.

Four Kinds of Stucco Problem Across Queens

Queens is too big to have one stucco problem. In Forest Hills, Kew Gardens and parts of Jackson Heights the stock is Tudor styled, with stucco panels set between timber, and those fail at the panel edges where the two materials move against each other. Filling that joint with the wrong material traps water behind the panel instead of letting it dry.

In Astoria, Sunnyside and Ridgewood the houses are attached, so the stucco is on the front and the rear and water that gets behind it has no sideways path out. It runs down inside the wall and shows at the base, usually as a hollow sounding band a foot or two above the sidewalk. That is a drainage repair at the bottom of the wall, not a patch on the face.

Along the water in Howard Beach, Whitestone, College Point and Broad Channel, salt air is the driver. It reaches the metal corner bead and the lath through any visible crack, the steel rusts, and the rust pushes the stucco off from behind. And across the whole borough, the commercial strips on Queens Boulevard, Northern Boulevard and Jamaica Avenue have storefront stucco reskins that crack on a grid because no control joints were cut.

How we price a Queens job

Every estimate is free and in writing, with the scope spelled out before anything starts. On attached houses and storefronts we also tell you what is driving the damage, because on most Queens blocks the repair only holds if the cause above or below the stucco is dealt with at the same time.

Do you cover all of Queens?
Yes. We work across the whole borough, from Astoria and Long Island City through Jackson Heights, Elmhurst, Flushing, Whitestone, Bayside, Forest Hills, Kew Gardens, Middle Village, Ridgewood, Jamaica, Howard Beach and the Rockaways. Call (516) 713-9199 or (917) 570-7311 for a free estimate anywhere in Queens.
Why does stucco fail differently in Astoria than in Forest Hills?
Because the buildings are different. Astoria is mostly attached houses, so water behind the front wall has no way out sideways and collects at the base of the wall. Forest Hills has Tudor styled houses with stucco panels between timber, and those fail at the edges where stucco meets wood. The repairs are not the same.
Does salt air affect stucco in Howard Beach and Whitestone?
Yes. On waterfront Queens blocks salt reaches the metal corner bead and lath through any visible crack. The steel rusts, the rust expands, and it pushes the finish coat off from behind. A brown stain running down from a crack is usually the first sign. It is worth looking at early, because the repair is much smaller before the face comes off.
