Mineola Buildings and Stucco

Mineola is a mix of older single family housing, a dense downtown core around the LIRR station, and a steady wave of newer multi family development. Those three call for different work, and the right approach on a 1920s colonial is not the right approach on a 2015 apartment building.

The older housing commonly has hard coat stucco over wire lath, now eighty or ninety years old. Sounding tells you whether it is still bonded. Where it drums across a large area, removal and rebuild is the honest answer rather than patching, because a patch into a released substrate comes away with the next section.

The newer multi family stock is where we find EIFS and one coat systems, and those fail invisibly. What matters is whether there is a drainage path behind the insulation board. Where there is not, water sits against the sheathing and rots it while the finish outside still looks new. We probe and take moisture readings rather than relying on what the surface shows.

Being the county seat, Mineola also carries more commercial and institutional buildings than its size suggests. On those we work to the managing agent's requirements, issue a certificate of insurance naming the correct entities before anyone arrives, and schedule noisy work around occupancy rather than through it.
