Low Ground and Salt Air in Marine Park

Marine Park sits low. The blocks between Avenue U and the Salt Marsh Nature Center, and everything backing onto Gerritsen Creek, have a high water table and a short drop from the sidewalk to the first floor. That combination puts the bottom of a stucco wall closer to standing water than almost anywhere else in Brooklyn, and it is where most of the calls we get from this neighborhood start.

The failure looks the same house to house. The finish coat at the base of the wall sounds hollow when you tap it, the paint blisters in a band a foot or two above the sidewalk, and in a bad winter the face pops off in sheets. Why does stucco keep failing at the bottom of the wall in Marine Park?
Because the neighborhood sits low and the water table is high. Marine Park sits beside Jamaica Bay and the salt marsh, and that proximity shows up in the walls. Salt air works into a stucco surface and breaks down the top coat years earlier than it would on an inland wall of the same age, and wind driven rain off the bay finds openings that a sheltered wall is never tested on.

The housing is mostly detached and semi detached from the 1930s through the 1950s, a lot of it with hard coat stucco over block or over frame with wire lath. At seventy or eighty years old that coat has usually not failed everywhere. It has failed where water repeatedly gets in: window and door heads, the joint where an attached garage meets the house, and the band at the bottom of the wall where splashback and sprinklers hit it.

Sandy affected parts of the neighborhood, and houses that were elevated or had foundation work afterwards carry a specific detail worth checking: the line where new work meets the older wall above it. The two assemblies move differently, and that joint was often treated as cosmetic rather than as a flashing detail.

On blocks nearest the water we specify a finish rated for marine exposure as standard, not as an upgrade. It costs a little more and it is the difference between a repair that holds for a decade and one that looks tired in three winters.
