Semi Detached Walls in Middle Village

Middle Village is dominated by semi detached and attached brick houses from the 1920s and 1930s, and that construction type produces a specific and very common stucco problem: the party wall. Where two houses meet, the joint between them moves independently, and a stucco or render finish carried across that line cracks along it season after season no matter how well it is filled.

The correct answer is a control joint at the party line rather than a rigid repair across it. We see a lot of Middle Village walls where that crack has been filled three or four times by different contractors, each time harder than the last, and each time it reopens by the following spring. Detailing it properly costs a little more once and stops the cycle.

The second common issue here is the rear extension. A great many of these houses have had a back addition at some point, and the junction where the addition meets the original wall is almost never flashed properly. Water enters at that line, travels behind the finish, and shows up as staining or a soft patch well away from where it got in.

Access is generally straightforward. Most blocks have driveways or usable street space, so we can stage material on site, which keeps Middle Village pricing closer to Bayside than to the dense parts of the borough.
