Throgs Neck and Salt Air

Throgs Neck is surrounded on three sides by water, and that exposure is the organizing fact of every job here. Salt air works into a stucco surface and breaks down the top coat years earlier than it would inland, and wind driven rain off the East River and Long Island Sound finds openings that a sheltered wall never gets tested on.

The housing is largely detached and semi detached from the 1930s through the 1960s, with a newer layer closer to the water and in Country Club. On the older stock the usual failure applies: hard coat stucco over wire lath, with the lath rusted through at window heads and at the garage to house joint, leaving a wall that is still hard but no longer attached to the framing.

What changes here is the specification rather than the method. On waterfront and near waterfront blocks we use a finish rated for marine exposure as standard and seal every penetration more carefully. A product that performs perfectly in Pelham Bay or further inland is simply the wrong choice two blocks from the water, and using it is how a repair looks tired in three winters instead of ten.

Access is generally good. Most blocks have driveways or usable street space, so scaffolding and material stage on site and we can finish an elevation in one go. That keeps Throgs Neck pricing below what the same job would cost in the denser parts of the Bronx.
