Energy efficient synthetic stucco with continuous insulation. Full weatherproofing for any home.
The Bronx has the widest range of stucco work of any borough we serve, because it has the widest range of houses. Riverdale and Fieldston have detached Tudor revival and colonial homes with original hard coat stucco over wood frame, often ninety years old and never fully replaced. Throgs Neck, Country Club and City Island have waterfront houses taking salt air year round. The Grand Concourse corridor has 1920s and 1930s apartment buildings where stucco and render sits over masonry, much of it with Art Deco detail worth keeping.
Those three groups fail in different ways and need different repairs. Original hard coat over wood frame in Riverdale usually fails because the wire lath behind it rusted where water got in at a window head or a roof to wall joint, so the stucco is still hard but no longer attached. Patching the face of that wall does nothing. Waterfront houses fail from the outside in, as salt works into the surface and breaks down the top coat, which is why we specify a different mix and finish near the water than we do inland.
Pre war masonry buildings on the Concourse and in Mott Haven are a third problem. The render was applied directly to brick, and when the brick behind it needs repointing the render has to come off first. We find a lot of buildings where a previous contractor skimmed over failing brick, and the new coat lasted two winters before it came off in sheets along with the mortar underneath.
One practical advantage of the Bronx is staging. Outside the dense Concourse and Fordham blocks there is usually driveway or street space for a mixer and a material drop, so mobilization costs less than the same job in Manhattan and we can run a larger crew. That is a real part of why the per square foot numbers come in lower here.
MNM Construction Stucco works out of 1717 Avenue P in Brooklyn, NY 11229. Bronx is inside our regular service area, so the same crew handles the estimate and the job.
