A large part of the neighborhood sits inside the Upper East Side Historic District, where work visible from a public street requires Landmarks approval. Rear and courtyard elevations generally do not. That distinction decides the timeline more than anything else, so we check the address against the district map at the quoting stage.

Most of the actual work is on rear elevations, light courts, setbacks and bulkheads of pre war masonry buildings. Those walls have been repointed and patched for a century, and the recurring failure is render applied over brick whose mortar had already gone, coming away in sheets two winters later. Repointing first is not an upsell, it is the only sequence that works.

Buildings here run on rules. Co ops and condos restrict exterior work to weekday hours, require a certificate of insurance naming the building and the managing agent, and control service elevator access by appointment. We handle all of that in advance as part of the job rather than handing you a list of things to arrange yourself.
