Siding in NYC and Long Island

Choosing and Installing Siding

Most siding calls we take start the same way: the wall is failing, and the owner is deciding between repairing what is there and changing material entirely. That is the right question to ask, because on an older NYC or Long Island house the siding is rarely the whole problem. What is behind it usually is.

Fiber cement holds a straight line and will not warp off a hot south facing wall, which makes it the better choice on exposed elevations and on anything that should read like painted wood. Vinyl is the budget decision and it is a reasonable one on shaded or set back walls. On an attached row house where only the front is really exposed, fiber cement on the front and vinyl on the sides is a common and sensible split, and we will tell you when that is the smarter spend.

What matters more than the material is what goes behind it. A weather resistive barrier, proper flashing at every window head and door head, and a drainage path so water that gets past the face has somewhere to go. Nineteen fifties Long Island construction and a lot of pre war NYC framing have none of that, which is why we open a test area before quoting rather than guessing at the sheathing condition.

Insulation is worth doing while the wall is open. Rigid foam sheathing or insulated backing adds R value across the whole wall including the studs, which is where an older house loses the most heat. It also gives the siding a flat plane to sit against, so the finished wall looks straight instead of following every dip in sixty year old sheathing.

Common Questions

Frequently Asked Questions

How much does siding cost in NYC and Long Island?
Vinyl runs $7 to $12 per square foot installed. Fiber cement runs $12 to $22 because the material is heavier, cuts slower and needs a finish. A typical elevation lands between $8,000 and $24,000. Removing the old siding and repairing sheathing underneath is quoted separately, because nobody honestly knows that condition until the wall is open.
Fiber cement or vinyl?
Fiber cement if the wall takes direct weather or you want it to look like painted wood. It holds a straight line and will not warp off a hot south facing wall. Vinyl if budget decides it and the elevation is shaded or set back. On an attached row house, fiber cement on the exposed front and vinyl on the sides is often the smartest split of the money.
Can you put siding over stucco?
Sometimes, and often you should not. If the stucco is sound it can be furred over, but if it is debonded or holding moisture you are sealing a wet wall behind a new skin and the damage continues out of sight. We sound the stucco first. Where it is failing, it comes off and the substrate gets repaired before anything new goes on.
Do I need a permit for siding?
Replacing siding in kind on a one or two family house normally does not need a DOB permit in the city. Landmarks approval is required in historic districts, which covers a lot of Brooklyn. On Long Island it depends entirely on your town or village, since each runs its own building department. We check your address before quoting and pull the permit when one is needed.
How long does siding installation take?
Four to nine days for a typical house, depending on how many elevations and what is under the old siding. Rotted sheathing or water damaged framing adds time, and we photograph and price that before continuing rather than absorbing it quietly or surprising you at the end of the job.
Will you insulate behind the siding?
Yes, and on an older house we usually recommend it. Rigid foam or insulated backing adds R value across the entire wall including the studs, where most of the heat loss actually happens. It also gives the new siding a flat plane to sit on, which is the difference between a wall that looks straight and one that telegraphs every dip in the old sheathing.
