Long Island work is different from city work in two ways that change the price and the specification. First, there is no single building department. Every town and incorporated village runs its own, so a stucco job in Hempstead follows a different permit path than the same job in Oyster Bay, Huntington or Islip. Second, most Long Island houses are detached with driveway and yard space, which means scaffolding, a mixer and a material drop all fit on site. That drops the mobilization cost significantly against a Brooklyn or Manhattan job.
The housing stock is dominated by what went up between 1947 and 1965: ranches, split levels and Cape Cods, built fast and in volume. A large share of them have hard coat stucco over block or over wood frame with wire lath, and most of that stucco is now sixty to seventy years old. It usually has not failed everywhere. It has failed at the specific places water gets in, which on this housing type means window and door heads, the joint where a garage meets the house, chimney chases, and the band at the bottom of the wall where sprinklers and splashback hit it daily.
South Shore houses add coastal exposure. Salt spray and wind driven rain off the bays attack the top coat, and homes rebuilt or elevated after Sandy often have new foundation height with stucco that was tied into older wall above it. That transition line is a frequent leak point and it is worth looking at specifically rather than as part of a general inspection.
There is one Long Island problem we see almost nowhere else: orange and brown staining down a stucco wall from irrigation. Well water with high iron content, run through a lawn sprinkler aimed at the house, leaves a rust stain that soaks into the surface rather than sitting on it. It can be treated and the wall refinished, but if the sprinkler head is not redirected it comes back within a season.
