Bushwick Stucco Services

Stucco Services for
Bushwick Homes

Bushwick is one of Brooklyn's fastest changing neighborhoods, and the building stock shows it. Nineteenth century frame and masonry row houses sit on the same blocks as multifamily buildings finished in the last ten years, and the two need completely different stucco work.

MNM Construction Stucco serves Bushwick homeowners and property managers with exterior stucco repair, EIFS installation, waterproofing, and interior plaster work. We've completed projects on everything from single family homes near Ditmars Boulevard to multi family buildings along Broadway. Our Bushwick clients value our reliability, clear communication, and the quality of our finished work.

Our Bushwick services include exterior stucco repair and installation, EIFS for energy efficient upgrades, waterproofing with StoGuard and Parex WeatherSeal, interior plaster and Venetian plaster for home renovations, and foam architectural moldings. Every project starts with a free, thorough on site estimate and clear written scope of work.

Bushwick residents appreciate that MNM is a local contractor who understands the neighborhood and its specific building styles. When you call us, you reach the owner, not a call center, and we show up when we say we will. That reliability, combined with our craftsmanship, is why so much of our business in Bushwick comes from neighbor referrals and repeat customers.

What Bushwick Walls Actually Need

Bushwick is really two building stocks sitting on the same blocks, and they fail in opposite ways. The older layer is late nineteenth and early twentieth century frame and masonry row houses and tenements, a lot of them rendered at some point in the last sixty years. The newer layer is the four to six storey multifamily that went up in volume from about 2015 onward, most of it finished in EIFS or a thin coat system over sheathing.

On the old stock the failure is almost always behind the surface. Where stucco was applied over wood or early wire lath, the lath corrodes wherever water has been getting in, usually at a window head, a cornice or the top of a party wall. The stucco stays hard and looks acceptable right up until a section lets go all at once. That is why we sound a wall before quoting rather than pricing off a photograph. Patching over failed lath is money spent twice.

On the newer buildings the problem is the calendar. A building finished in 2015 or 2016 is now at the point where the sealant joints have reached the end of their service life. Sealant at window perimeters, at expansion joints and at terminations is a consumable, not a permanent part of the wall, and it typically wants attention somewhere around year eight to twelve. Most of the leaks we are called to on newer Bushwick buildings are joints rather than the EIFS itself, which is good news because it is a far smaller job if it is caught before water has been tracking behind the system.

Access shapes a Bushwick job more than most people expect. A large proportion of the work here is on rear and side elevations reached through a narrow alley or across a neighbouring yard, and party wall conditions mean two owners rather than one. We settle access, scaffold position and neighbour agreement before quoting, because discovering on day one that the only route to the wall is through somebody else's property is how a job stalls for three weeks.

One thing in Bushwick's favour: most of the neighbourhood is not within a landmarked historic district, so facade work generally does not need Landmarks approval the way it would in Greenpoint, Park Slope or Fort Greene. That takes real time and cost out of a project. It does not remove DOB requirements where a permit or a sidewalk shed is needed, and we handle that side rather than leaving it to the owner.

Common Questions

Frequently Asked Questions

How much does stucco repair cost in Bushwick?
Most Bushwick repairs run $10 to $18 per square foot of wall. A full rear elevation on a typical row house generally lands between $8,000 and $22,000, and a spot repair on one damaged area usually falls between $1,200 and $4,500. The bigger variable here is access rather than the wall itself, because alley and party wall work changes the staging.
My building is from 2016 and the stucco is already leaking. Is it defective?
Usually not. It is usually the sealant. Joints at window perimeters, expansion joints and terminations are a consumable part of the wall with a service life around eight to twelve years, so a 2016 building is right on schedule. Replacing failed sealant is a fraction of the cost of EIFS work, provided it is caught before water has been getting behind the system.
My stucco sounds hollow but I cannot see any cracks. What is that?
On Bushwick's older frame stock that is usually corroded lath. The stucco itself is still hard but the wire or wood behind it has rusted or rotted where water has been getting in, typically at a window head or the top of a party wall. The surface stays up until it does not. Sounding the wall finds it before it comes down.
Do I need Landmarks approval for facade work in Bushwick?
In most of Bushwick, no. Unlike Greenpoint, Park Slope or Fort Greene, the great majority of Bushwick is not within a designated historic district, so facade work does not require a Landmarks permit. DOB requirements still apply where the scope calls for a permit or a sidewalk shed, and we handle that rather than leaving it with the owner.
The only access to my rear wall is through my neighbour's yard. Can you still work?
Yes, and it is extremely common here. What it needs is agreement in writing before the job starts, not a conversation on the morning the scaffold arrives. We identify the access route at the estimate, tell you exactly what permission is needed and from whom, and price the staging accordingly so the number does not move later.
