Bedford Stuyvesant has one of the largest intact collections of nineteenth century row houses in the country, and large parts of it are landmarked. That means two things for any exterior work: what is visible from the street is subject to review, and the walls themselves are old masonry that has been repointed, rendered and patched repeatedly over a hundred and forty years.

The characteristic failure here is render over tired brick. Someone skims a coat across a facade whose mortar joints have gone soft, it looks excellent for eighteen months, and then it comes off in sheets taking the old mortar with it. We get called to that specific job more often in Bed-Stuy than anywhere else in Brooklyn. The brick has to be repointed first with a mortar matched to its age, and a hard Portland heavy mix on soft nineteenth century brick creates a second problem rather than solving the first.

Rear elevations and extensions carry most of the water damage. Later additions, fire escapes and AC penetrations on the back of these houses were rarely flashed to any standard, and water entering at those points travels inside the wall and surfaces two floors below, well away from where it got in.

Access is the usual attached row house situation: no driveway, hand carried material, rear yards reached through the house, and scaffolding that often needs a neighbor's agreement. We settle all of that before quoting so the schedule we give you is the one you actually get.

Is Bed-Stuy landmarked, and does that affect stucco work?
Large parts of it are, across several historic districts, and it changes block by block. Where it applies, work visible from a public street needs Landmarks Preservation Commission approval before a permit is issued. Rear elevations that cannot be seen from the street are usually outside that review. We check your exact address at the quoting stage rather than after the work is scheduled.
Why did my render come off in sheets?
Because it was applied over brick whose mortar had already failed. The render bonds to the mortar rather than to sound masonry, the mortar lets go, and the coat comes away as a sheet. On nineteenth century Bed-Stuy brick this is the single most common failure we are called to fix, and the only real repair is repointing first with a mortar matched to the age of the brick.
What is the wrong mortar, and why does it matter?
A hard, Portland heavy mix on soft nineteenth century brick. The mortar ends up stronger than the brick, so when the wall moves or freezes, the brick faces spall off instead of the joint giving. You get a wall that looks repaired for a few years and then starts losing brick faces, which is a far more expensive problem than the one you started with.
