Manhattan is the hardest borough in the city to do exterior work in, and almost none of that difficulty is the stucco itself. It is access. A brownstone on East 78th Street and a loft building in Tribeca need the same three coats on the wall, but getting a crew, a mixer and 80 bags of material to that wall is a different job on every block.
The building stock splits into three groups. Pre war masonry walls in the Upper East Side and Upper West Side, where stucco and parged render sits over brick that has been repointed several times already. Cast iron and brick loft buildings in Tribeca and SoHo, where the rear and side elevations are usually stucco even when the street facade is not. And post war towers, where stucco shows up on setbacks, bulkheads and mechanical enclosures rather than on the main facade.
Two rules decide the schedule before we price anything. Buildings taller than six stories must have their exterior walls inspected on a recurring cycle by a qualified exterior wall inspector, and the conditions that report lists become the scope of work. Separately, large parts of Manhattan sit inside Landmarks Preservation Commission historic districts, including Greenwich Village, Tribeca, SoHo and the Upper East Side Historic District, where any change visible from the street needs Landmarks approval before a permit is issued.
The practical side matters as much. Most Manhattan co ops and condos restrict exterior work to weekdays between 9am and 5pm, require a certificate of insurance naming the building and the managing agent, and control service elevator access by appointment. If the work needs a sidewalk shed, that is a separate DOB permit with its own lead time. We handle all of it as part of the job rather than handing you a list of things to arrange.
