What Astoria Walls Actually Need

Astoria splits into two very different stucco problems depending on which side of 31st Street you are on. West toward Ditmars and the waterfront you get detached and semi detached frame houses from the 1920s and 1930s, many of them stuccoed over wood lath or early wire lath. Those fail at the lath, not at the surface, and a patch over a section whose lath has rusted through comes off with the next one.

East and south, toward Steinway and Broadway, the stock is mostly brick walk ups and mixed use buildings where stucco and parged render sits directly on masonry. There the failure is almost always tied to the brick underneath. When mortar joints behind a rendered wall have gone, skimming over them buys two winters at most before the new coat comes away with the old mortar.

One thing specific to Astoria is the elevated N and W line running above 31st Street. Buildings along that corridor take constant low level vibration, and we see hairline cracking patterns on those walls that we do not see two blocks east. It is not dangerous by itself, but it does mean control joints and a flexible finish matter more there than they would on a quiet block.

Access shapes the price here more than anywhere else in Queens. Parking on most Astoria blocks is effectively full, so material gets carried rather than dropped at the wall, and scaffolding on a semi detached house usually needs the neighbor's cooperation. We settle both before quoting rather than discovering them on day one.
