What We See on Valley Stream Houses

Most of Valley Stream went up between the 1920s and the 1950s, and that shows in the stucco. The older Tudor styled houses off Rockaway Avenue and Hendrickson Avenue have stucco panels set between timber, and those fail at the panel edges where the two materials meet. The post war blocks toward Green Acres and North Valley Stream are more often stucco over block or over frame on the full elevation, and those crack in longer, straighter lines.

The single most common cause of damage we find out here has nothing to do with the stucco mix. It is water at the base of the wall: sprinkler heads aimed at the house, a flower bed built up above the bottom of the stucco, or a downspout that dumps right beside the foundation. Any one of those keeps the lower part of the wall wet through the summer, and a wall that never dries loses its finish coat.

Valley Stream also sits low enough that heavy rain backs up on some blocks. Where the grade has been built up over the years, the stucco now runs below the soil line, which means it is wicking moisture out of the ground continuously. That wall cannot be fixed by patching the face. The stucco has to be cut back above grade and the base detailed so it can drain and dry.

The three things we check first

Where the sprinklers land, where the downspouts discharge, and whether the soil or a flower bed has been built up against the stucco. Fixing those costs almost nothing and is often the difference between a repair that holds and one that has to be redone in three years.
