Suffolk County covers more ground than everywhere else we serve put together, and that shapes how we work there. Huntington, Smithtown, Babylon, Islip and Brookhaven each run their own building department with their own permit thresholds and their own inspection scheduling. There is no single Suffolk rule, and assuming the Huntington process applies in Islip is how jobs lose two weeks.
Because the drives are long, we batch Suffolk work rather than sending a crew out for a half day. That is better for the customer as well as for us: once scaffolding and a mixer are on site the crew stays until the elevation is finished, instead of breaking the job across several trips with the wall left open in between.
The housing mix leans newer and larger than Nassau or the city. A lot of Suffolk stucco is EIFS and one coat systems on construction from the 1990s onward, which fails differently from the sixty year old hard coat we see in Nassau. On EIFS the water management layer behind the insulation board is what matters, and when a job was built without proper drainage behind the board, water gets trapped against the sheathing and rots it while the surface still looks fine. That is why we probe rather than only look.
North Shore and South Shore exposure both play in. Houses on the Sound and on the Great South Bay take salt and wind driven rain that inland Smithtown houses never see, and we specify the finish accordingly. Inland, the more common issue is irrigation: high iron well water run through sprinklers aimed at the house leaves rust staining that soaks into the stucco and returns every season until the head is turned.
