How long does stucco last? +

Properly installed traditional stucco lasts 50-80 years. EIFS systems typically last 30-50 years. Both require minor maintenance every 10-15 years (crack sealing, refinish) to reach their full lifespan. We've repaired original NYC stucco jobs from the 1920s that are still structurally sound โ€” installation quality matters more than age.

Will stucco crack? Is that normal? +

Small hairline cracks are normal and expected as buildings settle โ€” they don't affect performance. What's NOT normal: wide cracks (bigger than a credit card edge), spider-web patterns, horizontal cracks, or cracks that leak during rain. Those need immediate repair to prevent water damage. We offer free crack inspections.

Is stucco good in NYC weather? +

Yes, when installed correctly. Modern stucco systems with proper waterproofing and drainage handle NYC's freeze-thaw cycles, humidity, and coastal salt exposure. The key is the installer โ€” a cheap contractor cutting corners on waterproofing will fail in 3-5 years. A pro crew (like ours) installs systems designed to last decades.

โ€” Stucco vs EIFS โ€”
What is the difference between stucco and EIFS? +

Traditional stucco is cement-based, applied in 3 coats directly to the wall. Heavy, durable, impact-resistant.

EIFS (Exterior Insulation Finishing System) is a synthetic multi-layer system with foam insulation. Lighter, more energy-efficient, better crack resistance โ€” but slightly less impact-resistant.

Both work great with a pro crew. We help you pick the right one for your building and budget.

Is EIFS worth the extra cost? +

Usually yes. EIFS costs 10-25% more upfront but delivers continuous R-4 to R-5 insulation per inch, which typically pays back within 5-7 years through lower heating and cooling bills. For Brooklyn/Nassau homeowners with old brick or thin walls, EIFS is almost always the smarter investment.

Do I need a permit for stucco work in NYC? +

Minor repairs: usually no permit needed.

Full exterior installation or facade replacement: yes, a NYC DOB permit is required.

Buildings over 6 stories: additional Local Law 11 compliance may apply.

Can you stucco over brick or existing siding? +

Over brick: yes, brick is an excellent substrate. We clean, apply bonding agent, install metal lath where needed, then apply stucco or EIFS.

Over vinyl/wood siding: we remove the old siding first, then install new stucco. This is actually a common upgrade โ€” it looks better and adds real value.

Do you offer a warranty? +

Yes. MNM Construction Stucco provides:

  • 5-year workmanship warranty on all new installations
  • Full manufacturer material warranties (Parex, STO, Dryvit โ€” 10-25 years)
  • Written warranty documents given on project completion
Are you licensed and insured? +

Yes โ€” MNM is fully licensed in NY and carries full general liability and workers comp insurance. We provide copies of both on request before any project. If a contractor won't show you proof of insurance, walk away.
