What Is EIFS, Briefly
EIFS is a multi-layer wall system: insulation board attached to the substrate, a base coat with embedded fiberglass mesh, then a finish coat that mimics traditional stucco. It looks identical to real stucco from 10 feet away but is dramatically lighter, more insulating, and more crack-resistant.
There are two main types:
- Barrier EIFS โ older system. Relies on the finish to keep water out. Common pre-2000.
- Drainage EIFS โ modern system with a drainage layer behind the insulation. Lets incidental moisture escape. Required by code in most NYC construction since the early 2000s.

The 7 Warning Signs Your NYC EIFS Needs an Inspection
1. Stains Below Windows or at Wall Penetrations
Dark streaks running down from window corners, light fixtures, hose bibs, or vents are the #1 sign of failed sealant. Water is getting in at the joint and running down behind the EIFS.
2. Soft or Spongy Spots
Press firmly on the EIFS surface in suspicious areas. Healthy EIFS is firm. If it gives, the foam insulation behind is wet or the substrate has rotted.
3. Cracks at Window or Door Corners
EIFS shouldn't crack the way traditional stucco does โ it's designed to flex. Any diagonal crack at a corner means either the mesh wasn't installed correctly, or the substrate is moving.
4. Bulging or Delamination
Any visible warping, bulging, or sections that look like they're separating from the wall = active failure. Water has likely accumulated behind a section and the substrate is no longer holding the insulation in place.
5. Algae, Mildew, or Discoloration
Persistent green or black staining usually means a moisture problem โ and the moisture problem is often not on the surface but inside the wall.
6. Cracked or Missing Sealant at Joints
Walk the perimeter of every window, door, light, pipe, and seam. If sealant is cracked, brittle, or missing, water is getting in. Re-sealing alone may not be enough if damage has been ongoing.
7. Building Is 10+ Years Old and Has Never Been Inspected
Even with no visible signs, a baseline inspection at year 10 is the smart move โ especially for any pre-2000 EIFS that may be the older barrier type.

Moisture Probing
